25 | On 09/05/2024, beginning at 08:00 AM, Licensing Program Analysts (LPAs) Elicia Calvillo and Roberto Luque Avila conducted an announced Pre-Licensing Capacity Increase inspection at 10559 Woodley Avenue, Granada Hills, CA 91344. Licensee is applying for a large Family Child Care Home Capacity Increase, anticipating caring for 14 children from ages 0 to 15 years of age. The Licensee’s current proposed hours of operation are Monday through Friday 07:30 AM - 09:30 PM. LPAs met with Mariam Khachatrian, Licensee, who guided LPAs on a tour of the inside and outside of the home. There was 1 child present.
Because the Licensee leases the home, proof of landlord notification is required. The LPAs observed the Property Owner/Landlord Notification form (LIC9151) that the Licensee confirms was provided to the property owner/landlord. The Licensee obtained a signed Property Owner/Landlord Consent form (LIC 9149).
As drawn on the facility sketch and observed during the tour, the facility is a one-story residence consisting of a living / dining room, kitchen, master bedroom, 3 bedrooms, 2 bathrooms, laundry room and no garage. There is an unfenced front yard that will be used for dropping off and picking up children. There is a fenced outdoor play area in the back of the house. There is an Accessory Dwelling Unit (ADU) with address 10557 Woodley Avenue, Granada Hills, CA. 91344.
LPAs observed the following inside areas will be used for child care: living / dining room, bedroom #1, bedroom #2 and bathroom #1 will be used for child care activities. Living/dining room and bedroom #2 will be used for indoor play, activities, and eating. LPAs observed 6 chairs indoors and 6 chairs outdoors, 2 tables and during the inspection Licensee purchased an additional 2 chairs. Bedroom #3 will be used for sleeping, LPAs observed 6 cots inside, and 5 cots in storage, and during the inspection Licensee purchased 6 additional cots. LPAs observed toys and play items that are safe, clean, and appropriate for the ages of the children.
