25 | Licensing Program Analyst (LPA) Veronica Martinez Garza conducted an unannounced Annual/Random inspection at the above facility on 10/07/25 at 12:40 pm. LPA met with Pingna Guan licensee who guided LPA on a tour of the facility. The co-licensee was also present during the inspection. LPA observed 07 children in care. Per licensee, 11 children are enrolled. Operation hours are Monday through Friday 08:30am – 06:00pm.
This is a one-story home which consists of 4 bedrooms, 3 bathrooms, living room, dining room, kitchen, playroom, front yard, side yard/driveway, back yard (fenced), and detached garage. Areas accessible to children include living room, kitchen, playroom, 2 bathrooms, and back yard. Per licensee, areas off limits to children and parents include 4 bedrooms, 1 bathroom, dining room, front yard, side yard/driveway, and detached garage. According to the licensee, there are no pets on the premises. Family members residing in the home is 3 adults and 0 minors. All individuals present in the home have obtained a criminal record clearance or exemption prior to working, residing, or volunteering in a licensed home and are identified on the attached LIC 811.
LPA toured all areas identified on the facility sketch used by children during this visit and were inspected for safety, comfort, and cleanliness. Tour began in the living room where LPA observed a child sized table, chairs, and some materials for children. LPA also observed a barricaded fireplace in the living room. LPA was then guided to the kitchen. There is a barricaded wall heater in the dining room and in the hallway. According to the licensee, children have access to the kitchen for breakfast, lunch, and snacks. Licensee keeps all knives in a top kitchen cabinet. Tour then continued down the hallway to the playroom where LPA observed children’s cubbies, cots, age-appropriate toys, materials, and equipment for children.
