25 | On 5/20/2026, at 11:30AM, Licensing Program Analyst (LPA) Joe Katrdzhyan conducted an Unannounced Annual/Random inspection at the above facility. Upon arrival, LPA met with Licensee / Ripsime Dobroyan, who assisted with the visit. LPA disclosed the purpose of the inspection. Entrance Checklist – Family Child Care Homes was provided to the Licensee. Adults in the home were discussed and all have criminal record clearance. Also present were the Licensee’s Assistants / Anna Sargsyan and Nona Badalyan. There were eleven (11) children present at the time of today’s inspection. The Licensee stated that there are currently thirteen (13) children enrolled. The children’s roster was reviewed and found to be current. Per Licensee, the facility’s hours of operation are Monday - Friday, from 7AM - 6PM. Emergency Disaster Plan, License, and Parents’ Rights were posted at the time of inspection. Disaster drill log was also available during today’s inspection and the last disaster drill was conducted on 5/4/26.
This is a single story home consisting of a living room, dining room, three bedrooms, two bathrooms, a kitchen, a laundry room adjacent to the bedroom 3, front yard, side yard, driveway, and backyard. In addition to the Licensee’s home, the property includes a separate dwelling unit in the rear, with its own address and private entrance. The dwelling unit in the rear functions as an independent living space. The address of the rear dwelling is 1356 Kent Pl, Unit A, Glendale, CA 91205. According to the Licensee, family members reside in the back home, and all adults have obtained criminal record clearance.
According to the Licensee, parents drop off and pick up their children at the main door, which leads to the living room, and at the front gate, which provides access to the front yard. Areas accessible to children include the living room, dining room, kitchen, bathroom 1 (located adjacent to the living room), bedrooms 1 and 2, the front yard, driveway, and backyard. The home includes a fireplace located in the living room, which has been screened with a metal gate to prevent children’s access. Per the Licensee, off-limits areas are as follows: bedroom 3, bathroom 2 (located adjacent to bedroom 3), the laundry room, side yard, and the separate dwelling unit located at the rear of the property. These off limits areas are made inaccessible through the use of child safety gates and childproof doorknobs/locks.
