25 | On 9/25/25, at 9:30AM, Licensing Program Analyst (LPA) Joe Katrdzhyan conducted an Unannounced Annual/Random inspection to the above facility. Upon arrival, LPA disclosed the purpose of the inspection and met with Licensee / Ruzanna Akopyan, who guided LPA on a tour of the facility. Adults in the home were discussed and all have criminal record clearance. Also present were, Licensee’s Assistant, husband and daughter. There were 10 day care children present during today’s inspection. Licensee states that there are currently 12 children enrolled. The children's roster was reviewed and is current. Per licensee, the facility’s hours of operation are Monday - Saturday, from 8AM - 7PM. Emergency Disaster Plan, License, and Parents’ Rights were posted at the time of inspection. Disaster drill log was also available during today’s inspection and the last disaster drill was conducted on 9/3/25.
This is a single story home which consists of 3 bedrooms, 2 bathrooms, living room, kitchen, laundry room, patio area (which is used to transfer children from the main home to the backyard/playground), front yard and back yard. In addition to the main residence, the property features two separate detached units, each with its own address. One is a converted garage located behind the main house at 1210A Mariposa St, Glendale, CA 91205, which has been transformed into an independent living unit. A pending application for a Family Child Care Home is currently associated with this address. The other unit is situated at the rear of the property and also functions as a separate living space with its own address, 1210 Mariposa St, Glendale, CA 91205.
According to the Licensee, parents drop off and pick up their children at the main entrance, which leads to the living room. Areas that are accessible to children are as follows: Living room, bedroom 1, bathroom 1, kitchen, laundry room, patio area (in the back) and backyard. There is a decorative fireplace located in the living room which has been made non-operable. The back yard has artificial grass with age appropriate toys.
